  • What causes concrete spalling on balconies?

    Spalling is caused by rebar corrosion. In coastal South Florida, chloride from salt-laden air penetrates the concrete, reaches the rebar, and initiates corrosion. The corroding rebar expands, cracks the concrete, and causes the surface to spall off. High humidity, poor drainage, and balcony exposure accelerate the process. This is structural deterioration, not cosmetic damage.

  • How long does a concrete restoration project take?

    Timelines vary by building size and scope. A small balcony repair on a 3-story building might take 4-6 weeks from engineering to completion. A large parking garage restoration on a 10-story condo can take 6-12 months. Engineering and permitting typically take 4-6 weeks; construction duration depends on the contractor and weather.

  • Can you repair post-tension cables?

    Yes. Post-tension cable repair requires specialized engineering. If a cable is exposed, corroded, or severed, we design a repair that may include epoxy injection, cable replacement, or supplemental reinforcement. Post-tension repairs must be sealed by a structural engineer and are common in older South Florida condos built in the 1970s-1990s.

  • Do I need a permit for concrete restoration?

    Yes, in most cases. Structural repairs to balconies, columns, beams, and parking garages require a building permit in Broward and Miami-Dade. We prepare the sealed engineering drawings and calculations required for the permit application, and we can file on your behalf or coordinate with your contractor.
