Smart Engineering

Structural Engineering — Fort Lauderdale & South Florida.

Sealed drawings, calculations, and inspections for new construction, additions, repairs, and high-rise work across Broward, Miami-Dade, and Palm Beach. Built to HVHZ — the strictest wind-load code in the country.

What we do

What a structural engineer does on your project.

structural engineer designs the load-bearing systems that keep your building standing — foundations, framing, lateral bracing, and the connections between them. On a South Florida project, that analysis is significantly more rigorous than anywhere else in the country.

The High-Velocity Hurricane Zone code, which applies in Broward and Miami-Dade counties, requires extensive wind-load calculations, missile-impact-rated systems, and Notice of Acceptance (NOA) product approvals that engineering firms outside HVHZ haven’t worked with in years.

When you hire Smart Engineering Services for structural design, you receive sealed drawings ready for permit submittal, supporting structural calculations, and ongoing construction administration through to your final inspection — all coordinated with the architectural and civil scope on your project.

Credential note. Smart Engineering Services coordinates sealed engineering deliverables through a Florida-licensed Professional Engineer. Our in-house engineering team holds Engineering Intern license #1100030000 and works under direct PE supervision in accordance with Florida Board of Professional Engineers (FBPE) rules. The Engineer of Record is named on every sealed drawing, inspection report, and recertification letter.

Services

Our structural services.

Six core structural offerings — from sealed drawings on a new build to a forensic report for an insurance claim. Most projects pull from more than one of these, which is why we keep them under one roof.

Structural · Design

Sealed structural drawings and calculations for single-family additions, custom homes, townhomes, and light commercial.

Structural · Restoration

Spall repair, post-tension cable repair, balcony and garage restoration design — common after Milestone findings.

Structural · Roof

Independent leak diagnostics, recover-vs-replace analysis, and HVHZ wind-uplift design and product approval.

Structural · Restoration

SB 4-D Milestone Inspections, Broward BSIP, Miami-Dade 40-year recertification, and SIRS coordination.

Structural · Forensic

Independent investigations for insurance claims, litigation, hurricane damage, and construction defects.

Structural · Inspection

Pre-purchase, threshold, draw, re-roof, and damage-assessment inspections by Florida engineers.

Why HVHZ matters

Why HVHZ design changes the entire project.

The 7th edition Florida Building Code’s High-Velocity Hurricane Zone chapter applies to every project in Broward and Miami-Dade counties. Wind speeds in the 170+ mph design range, missile-impact requirements, and product-approval (NOA) compliance — these are the requirements that make South Florida structural work fundamentally different from anywhere else in the country.

Because we work in HVHZ daily, our team is also qualified to work anywhere else in Florida — but the reverse isn’t always true. An engineer accustomed to coastal North Florida or the Panhandle is not automatically qualified to seal a Broward or Miami-Dade project. Choosing an HVHZ structural engineer who lives in the code every week is what keeps permit cycles short and field work uneventful.

Scope

What we deliver.

Every structural scope is different, but most projects receive some combination of the following deliverables. Each is sealed, code-referenced, and submittal-ready.

Standard deliverables

  • Sealed structural drawings — foundation plan, framing plan, sections, details
  • Structural calculations — gravity, lateral/wind, seismic where applicable
  • Product approvals coordination — NOA review and submittal
  • Construction administration — RFI response, submittal review
  • Threshold inspection reports — per FS 553.79
  • Special inspector services — by qualified Florida-licensed personnel
